This Buyer's Journey

My client was ready to relocate from Melbourne to the stunning Northern Rivers, having fallen in love with Ocean Shores during past holidays. She was seeking not just a lifestyle change, but a smart, long-term investment that would support her future goals. With a tight budget and limited stock under $1 million in the area—often with major compromises—she didn’t want to risk overpaying or settling for the wrong property. She understood the value of engaging a Buyers Agent: someone who could uncover hidden opportunities, provide expert local insight, and negotiate the best possible outcome. After asking for advice in a local Facebook group, she was referred to me multiple times and got in touch—I was thrilled she selected me to represent her on her purchasing journey.

I worked hard to uncover opportunities that weren’t immediately obvious, knowing how tight her budget was and how limited the stock under $1 million can be in Ocean Shores. In a very short timeframe—far faster than my client had envisaged—we had inspected multiple properties, giving her the clarity and confidence to move forward when I found the one.

Due to working long full time hours and living in Melbourne, I thought the only way I was going to make living in the Northern Rivers a reality would be to engage a buyers advocate. Felicity also provided me access to off market properties, has extensive knowledge of the local area (which I just can't grasp from google map in Melbourne...) and was extremely thorough / energetic / positive / determined in her quest to find the right property for me.

The videos, phone calls, voice messages on our What's Apps, were such an efficient way to navigate through the buying process whilst still balancing all my other Melb responsibilities. As a sole purchaser, it was so reassuring to have Felicity as a coach/mentor. It took the 'heaviness' out of the process that would have been there if I was doing this on my own. I think I would have ended up in a "stuck fog" without Felicity's expertise and extensive local market knowledge.

Felicity found me a property that delivered on all my mandatory variables and ticked so many of my "nice to have's" - more than I thought my modest budget could deliver. We factored on negotiating a purchase price that gave me enough money within my budget to do the necessary improvements to address any immediate repair/maintenance issues identified on the Build & Pest Report plus give the property a courtyard landscape make-over. No property is ever going to 10/10 perfect but you can have a strategy to get a 7 or 8 out of 10, and a plan to address any non deliverables.
