Property Clarity Day gives you structured buyer-side support across the key checks in one focused day. It helps you work through the property, paperwork, Building and Pest Report, specialist inspections, contract details, council information, hazard and overlay checks, and other relevant information.

 

When purchasing property, the momentum of a sale can create pressure. Decisions are often made within tight timeframes, and all too often, mistakes, regret or buyer’s remorse can come up later because key information was not reviewed early enough, the right questions were not asked, or the buyer did not know where to find information quickly.

 

The selling agent represents the seller in the property sale. Their role is to manage the campaign and present the property for their client. Buyers benefit from having someone on their side reviewing the property through a buyer’s lens, asking practical questions, identifying possible pitfalls, and helping them understand what the available information may mean before they commit further.

 

This comprehensive, hands-on day is designed to help buyers go into a property purchase with their eyes wide open. With a Class 1 licensed Real Estate Agent working solely for you as the buyer — either by your side or remotely if you are out of town — it helps remove the rose-coloured glasses that can appear when buyers become emotionally attached to a property. The aim is to help you step back, see the bigger picture, understand the potential pitfalls, and make clearer decisions.

Included

Full-day service: 9:30am–4:00pm, plus pre-work and post-day support.

 

Before the day

Review of key documents supplied, including contract, listing information, reports, and inspection details. Preparation of a structured checklist to guide the day.

 

On the day

  • On-site property review and walkthrough. A practical review of functionality, layout, liveability, resale considerations, and items buyers often miss.
  • Building, pest and specialist inspections. Scheduling and attendance at the Building and Pest inspection, or other agreed specialist checks such as septic, engineering or drainage.
  • Contract review through a buyer’s agent lens. A review of property-related contract items buyers commonly overlook, such as easements, inclusions/exclusions, boundaries, outgoings, special conditions and practical implications. Legal questions should be discussed with your conveyancer or solicitor.
  • Council, hazard, overlay and surrounding area checks. Review of available council records, contract documents, flood or bushfire mapping, overlays, third-party information, and nearby development activity that may impact the property.
  • Future maintenance and improvement checklist.
  • Bespoke buyer-side support as needed. Every property and buyer is different, so the day is tailored around what matters most for you and the property. If practical items need managing — such as meeting a tradesperson for a quote, checking a concern, or coordinating another relevant service — I can be on hand where practical.
  • Local buyer-agent insight. Grounded local knowledge on the suburb, surrounding area and buyer-side issues relevant to the property.

 

After the day

  • Building and Pest Report synopsis. Once issued, usually within 24–36 hours, you’ll receive a clear summary of key items and practical next steps.
  • Action plan, follow-up call and trade suggestions. A practical next-steps list to help organise quotes, extra checks, trade follow-up, and items to clarify with your conveyancer or solicitor, plus a call to talk through the findings.
