Whether you’re preparing to purchase, working through a conditional period, or simply wanting to feel clear before moving forward, the Property Clarity Day gives you buyer-side support across the key checks — all in one focused day. It’s a highly hands-on service designed to support you both professionally and emotionally, helping you work through the information available at the time and feel confident in your next steps.

 

It’s also an effective “double-checking” system — where your questions, concerns, and uncertainties can be worked through as they come up, with a licensed Real Estate Agent working solely for you as the buyer. Buyers often miss things simply because they don’t know what to look for until late. The Property Clarity Day acts as a due diligence checkpoint—helping you get clear on what matters early, so you’re not hit with nasty surprises later that could have been avoided.

 

What’s Included

Full-day service (9:30am–4:00pm) — including pre-work and post-work support to facilitate the best outcomes.

 

Pre-work (before the day)

  • Review of key available documents supplied (contract, listing information, reports, scheduling and organising inspection’s/trades etc.)
  • Preparation of a structured checklist to guide the day and keep the process clear and efficient

 

On the day (10:00am–4:00pm)

  • A detailed review of the property in person, including buyer-agent feedback on functionality, layout, liveability, and items that can easily be missed — including resale considerations from a buyer’s agent point of view.
  • Meet the Building Inspector’s and specialists at the property, ask relevant questions and ensure key items are clarified
  • Review the contract with a focus on property-related items buyers commonly overlook (such as easements, inclusions/exclusions, boundaries, outgoings, special conditions, or other practical implications) and highlight what you may wish to discuss with your conveyancer or solicitor.
  • Review accessible council information and complete practical cross-checking across listing information, council records, and contract documentation — highlighting relevant inconsistencies or items to be aware of, based on what’s available at the time.
  • Review available hazard and overlay information (such as flood and bushfire mapping where applicable) and highlight any points that may be relevant to the property — including anything that could influence future use, development considerations, or ongoing ownership — based on the information available at the time, through a buyer’s agent lens.
  • Check for available information on current applications or local development activity that may impact the property (based on council and third-party information available at the time).
  • Create a practical “future works” checklist — identifying and prioritising potential maintenance items, improvements, and renovation considerations.
  • Local buyer-agent insight your opportunity to discuss the property in detail with grounded local knowledge and feedback on the suburb and surrounding area, plus useful buyer-side considerations relevant to the property you may not be aware of.

 

Post-work (after the day)

  • Comprehensive Building & Pest Report review
  • Action plan + prioritised job list
  • Follow-up conversation to talk through the findings and answer any other questions
  • Trades and service suggestions

  • Pricing advice is not included in this package. If you’d like price analysis and feedback on the property’s value this is available separately.

    A pre-inspection snapshot of comparable sales to provide general context. This is not as in-depth as the Expert Property Report & Analysis and does not replace that package.
  • Airport Pick-Up & Drop-Off (Gold Coast or Ballina) – $250
