This family had spent several happy years in a thoughtfully renovated home in town — light-filled, beautifully finished, and well suited to the early years of family life. But as their children grew, so did the desire for something more.

It wasn’t about needing extra space inside — it was about shifting into a different way of living altogether. They found themselves imagining a home where their kids could run barefoot, build treehouses, keep chickens, ride bikes, and grow up with a real connection to nature. They dreamt of space for veggie gardens, the possibility of a horse one day, and a simple shed or workshop for weekend projects. A pool was on the Wishlist too, though it always felt like that was likely to be a stretch within budget.

After visiting a handful of properties for sale in Mullumbimby and across the wider Byron Shire real estate landscape, the vision started to solidify. They were looking for a rural property, within ten minutes of Mullumbimby, with enough land to live more sustainably, raise children in nature, and enjoy a sense of openness that’s hard to find in town.

They weren’t looking for isolation, but for that sweet spot — a rural lifestyle property close enough to Mullumbimby for school runs and supplies, and the beaches at Brunswick Heads and Byron Bay, but it needed to feel far enough away to feel grounded in space, quiet, and possibility.
Th ideal home would be where the kids could grow up with paddocks instead of fences, dirt under their nails, and memories tied to trees and open skies with animals and plenty of trees to climb.

How I helped find the perfect home

This purchase came at one of the most difficult times to secure property — mid-2020, right in the thick of COVID. The entire market had stalled. Listings had dried up completely, sellers were holding tight, and agents across the region all echoed the same message: “Nothing is coming up — no one wants to move.” it's true to say there a paralysis across the byron property market for Both buyers and sellers, the future was uncertain and ultimately people were scared so didn't make any decisions. Coupled with that, movement was also really difficult with all of the restrictions.

Still, I was committed to finding the right rural home — a spacious acreage close to Mullumbimby and the coast — something that would offer a complete lifestyle shift and space to grow. I spent weeks calling through every agency in the region, not just once but multiple times, speaking with individual agents and digging through anything they had, even half-formed whispers of off-market possibilities.

Eventually, after an exhausting process, a handful of hidden options surfaced — and one stood out. Despite needing some work, the property’s character, setting, and natural features were unmatched. A 22-acre parcel with ancient trees, paddocks, mountain views, and close access to town is rare at the best of times — finding it at that moment, and at a negotiable price, was nearly impossible.

It took persistence, a clear vision, and a willingness to go well beyond the usual channels to find this Mullumbimby acreage home. Searches like this one — where properties aren’t easily found or publicly listed — have become cornerstone experiences that continue to shape how I work today. They’ve deepened my understanding of what it really takes to uncover the right home, even when the path isn’t obvious.
